Technical Property Management Matters

Property Management involves a mix of skills and an appreciation of the law, leases, occupant needs and expectations and demands. Superimposed on all this is the need for an understanding of, and compliance with what can loosely be called health and safety matters.

Whatever your views on our ever burgeoning safety culture, good practice is essential and this certainly isn’t something that can be ignored. Statute Law, regulations, investigation and assessment, together with the risk of both civil and criminal proceedings await any property owner, manager and occupier who chooses to disregard such matters.

At the time when businesses are suffering from the ravages of a struggling economy, business owners and decision makers will make cuts, and these will necessitate a redistribution of staff, changes in responsibilities, and in a few cases, potentially a disregard to legal responsibilities in managing risks in the workplace. Government agencies discharged with the responsibility to police such matters know this and are stepping up their checks to ensure compliance. They are not afraid to prosecute as a means to encourage others to take such matters seriously.

So where does this leave the property manager, occupier and building owner? Compliance is not optional, dispensation for a struggling business is not a defence. Complying, being seen to comply, demonstrating good practice and training new and existing staff are all part of any defence to an HSE, EHO or Fire Authority investigation.

This programme is aimed as an update for those responsible for such matters – from directors to operational staff; and is a must for those who have recently had additional responsibility thrust upon them.

The subjects chosen for this year’s programme are based upon insurance claims and prosecutions.

When a contactor steps onto ‘your’ premises, the person inviting them takes on some responsibility for their behaviour and any consequences arising from their presence. Failure to adequately control the activities of contractors at "your" premises can leave a Property Manager with serious liabilities.
